Getting the best sized rear yard on a budget New Construction Buyers

Recently I was working with buyers on a budget and they wanted to find a four bedroom house
in a price range where all the houses are below 2000 square foot. We looked at a few homes and they then realized that the room size was more important than the actual number of bedrooms. By spending time looking at properties they realized that more rooms in the same space means smaller rooms.

Lot sizes for new construction homes also tend to be smaller than in the past. If you are fitting a 2400 ft home with a two car garage on a 125 x 50 foot lot ,with all the set backs and rules regarding the distance between the homes on the sides you are going to find that the yard space is limited.

In this scenario we had a family with a dog looking for yard space. We were able to switch the house design from a single level to a two level home and presto the size of the rear yard  almost doubled to 50 feet rather than 25. Leaving the family with space for their dog to play and plenty of space for a pool down the road.

When you are looking for a home take some time to talk with your agent regarding  what is important for you and your family. Even in these zero lot line days there are ways to find more livable space for your families.

Beach Accessibility - Turtle Creek to the Space Coast - Things to do on a day trip - Dog friendly beach

Turtle Creek is just a 45 minute drive to Melbourne on the Atlantic Ocean.

Jump on 192 and head East to the coast. There are various parking lots directly on the Atlantic Ocean, some charge but many have free beach parking. Our advice head north or south to find free parking.

North of the Hilton Hotel in Melbourne there is a dog beach which is good to know for those with dogs. There are lots of dog lovers here bathing with their four legged friends.

There are also plenty of restaurants so eating out is easy too.

Target coming to St. Cloud? No not really yet - That was a teaser

On 192 just before the southern end of the Narcoossee corridor there is a sign with land which is supposedly going to be developed by Target. Is a Super Target coming to St. Cloud? Let's hope so.
However nobody knows for sure and some say it is a myth.

Today I drove past the sign and I too believe it is a myth. There is the word Super above two circles resembling a bullseye. However the word Target is not mentioned. So unfortunately there is no Target on the way at this location.

The addition of Super Target would be a benefit for all the new construction currently taking place in the Narcoossee corridor as well as a benefit for the residents of Harmony.

Some Basic Stats about St. Cloud, FL

St. Cloud is located South of Orlando and East of Kissimmee.
The city of St. Cloud is located in Osceola Count, Florida, USA.
The three zip codes for St. Cloud are 34772, 34769 and 34771.

The population growth for St. Cloud has been over 55% since 2000 and that is likely
to continue as many new developers including Royal Oak, DR Horton, Beazer, Meritage,
have discovered St. Cloud as a great area to build attractive and affordable housing.

There are two main areas in St. Cloud where new construction is being advanced.

Some reasons to select Turtle Creek when considering a move to the Narcoossee Corridor ?

For buyers looking to purchase a new property the Turtle Creek subdivision conveniently located at the south end of the Narcoossee corridor offers some great advantages. St. Cloud extends up from the city towards the County line literally just minutes south of Medical City and Lake Nona.

1.)No C.D.D. 

You might ask what is a CDD? .This is a Community Development district. In a nutshell this means
higher taxes for the purchaser of a property. The development costs, not paid for by the developer up front are to be paid by the future homeowners. Most often these costs are added to the tax bill.

To be fair the CDD may include some convenient features such as fibre optic cable etc, however it is still an out of pocket charge for the home owners. The CDD may be a charge for say the next 20 years. This is definitely something to be aware of when buying a home.

2.)Large Community Pool

A large community pool is great for those who do not use a pool on a regular basis. The pool is of course gated and residents receive a kay from the association to access the pool.
In Turtle Creek the pool is located next to the community lake, children's play ground and walking trail.

3.) Different Designs of Homes - A wide variety of homes.

A wide selection of properties. On entering the community there is an immediate sense that the community has character. The fact that the previous builder did not complete the original project is now something which gives the community a much less cookie cutter feel. There are a mixture of
homes built by a different builder and this adds charm to the community as there is more variety as well as more established vegetation. Entering Turtle Creek from the south end of the community
visitors and residents alike enjoy the established vegetation and feel of an already established community.

3.)Location, Location, Location

This particular community enjoys the benefit of being close to 192 and all the facilities of the city of St. Cloud. There is a Publix supermarket almost in walking distance, which can not be said for some of the other communities in the center of the Narcoossee corridor. For those who may want to ride a bike to the store this is something which is a true advantage. Grabbing that loaf of bread or gallon of milk is just that little but less daunting when the store is so close.

4.)Community Lake Front

The community lake front is a great place to gather, to jog around, walk the dog or just generally
enjoy the reflection of the homes built along side the lake on Reflection Cove. The community lake is adjacent to the preserve and Lake Runnymede. The fact that there will be no subdivisions built north East and West of the community is significant for a home buyer as you know what you have and it is much more likely to stay that way.

5.)The beach just got nearer!

On those sunny weekends the coastal city of Melbourne just got nearer. Jump in your car and escape the traffic. The drive to Melbourne and access to I-95 is a pleasant drive away.

6.)MCO Airport

As with many communities in the area the ease of access to MCO International Airport is a convenience we don't want to miss. The planes aren't landing directly 24/7 over the heads of residents in Turtle Creek.
